OVERVIEW OF SELETAR NEIGHBORHOOD

Seletar is a planning area located in Singapore’s Northeast Region. It shares the same border with Johor Straits in the north, Simpang and Yishun in the west, Punggol in the east, and Sengkang in the south. Currently, it is divided into four subzones, including Seletar Aerospace Park, Seletar, Pulau Punggol Timor, and Pulau Punggol Barat. The region is home to a $60-million Aerospace Park which covers an area of 140 hectares and houses industries in aircraft repair and maintenance services. The government is planning to transform this planning area into one of the regional centers in Singapore, along with Woodlands, Tampines, and Jurong East. Seletar was previously a rubber plantation estate which was managed and owned by the Singapore Rubber Plantations. Later, the area was bought by the government for military purposes. The Seletar Reservoir was first constructed in 1920 to cope with the demand for water in the country. These days, it is marked as a conversation site. The planning area covers a total area of 10.25 km2 and has around 280 residents, making it one of the most sparsely populated regions in the country.

TYPES OF HOUSING IN SELETAR

Compared to other planning areas, Seletar is still an undeveloped region in the country. Most of the land in this Seletar are used for public purposes, especially military bases. Basically, there are three types of housing in this area:

PRIVATE HOUSING

Seletar is dotted with many colonial bungalows, constructed for military personnel working in nearby air bases. They are typically designed with one to three stories with a large yard or garden. However, nearly half of them have been recently replaced to make space for the new Aerospace Park, as well as training schools, and beverage and food outlets. The remaining bungalows still remain for residential uses.

PUBLIC HOUSING OR HDB FLATS

Just like other developing areas in Singapore, there are also a few HDB flats in Seletar. These public blocks are planned and managed by the HDB at affordable rates to ensure accessibility to any income bracket. The common types of flats include 1-room (25 to 33 m2), 2-room (35 to 45 m2), 3-room (50 to 65 m2), and 4-room (70 to 90 m2). These units are exclusively for Singaporeans who meet a few requirements.

CONDOMINIUMS

Condominiums are a type of living space similar to an apartment and suitable for middle-income couples or families. These properties often come at higher prices due to being independently sellable as a real estate entity. They are also commonly equipped with state-of-the-art services, amenities and facilities exclusive to residents. Multiple establishments, such as supermarkets, schools, restaurants, securities, or gyms are also frequently within close proximity. In Seletar, this type of housing is less common.
